Home valuation

We are involved in buying and selling houses every day and we know the Amsterdam housing market well. As part of the mortgage application, a lender asks for a 'validated NWWI valuation report'. The Good Guys are a registered real estate agent and valuer and our valuations are accepted by all lenders. There are also other times when an evaluation report is required, such as when refinancing or a private sale.

Recording the home valuation

The certified valuer visits the house, speaks with the occupants, inspects the house, assesses the finishes and takes photos for the final appraisal report. They also record the structural condition of the house and look at any energy-saving measures.

Receiving the final valuation report?

The final report covers aspects such as public and private law matters, any leasehold situation, any potential maintenance and/or financial issues within the Home- Owners' Association, and the structural condition. The specific features of the house are compared with similar houses sold relatively recently, taking into account price developments, opportunities and a strength and weakness analysis.

Validating the valuation

The NWWI - the Dutch Housing Valuation Institute - tests and validates valuation reports of homes of affiliated valuers and ensures that each valuation is drawn up uniformly and according to the guidelines. Lenders, intermediaries and consumers thus receive clear, objective, and reliable home valuations that show how the value was established.
When the report is completed by the valuer and the value is determined, it is submitted to the NWWI for validation. After an approval from the NWWI, the valuation report is ready.

Submitting the final valuation report

Once the NWWI has approved the valuation report, it is made available digitally to the client. If the delivery of your house still has to take place after that, the invoice can be settled through the notary. A validated valuation report is valid for approximately 3 months.
